Jacksonville New Homes and Condominums

Currently with over 150 new home developments sites under way it should not be surprising that making the best decision about what areas to choose from can seem a little overwhelming. In order to make it easier to find new homes, Jacksonville should be broken down into different quadrants. Mainly four different areas with different styles to choose from. Downtown should be considered one quadrant. The Northside which has been steadily expanding is another. The beaches, intercoastal and Southside can be considered together although vastly different depending on the area. Lastly the Westside has a large variety of new home sites.

Attempting to review each new home site development is beyond the scope of this article. However listed below you will find each new development and their available price ranges. This should give you a pretty good idea of what new homes Jacksonville has to offer. For specifics it would probably be best if you contacted a Jacksonville real estate agent to help you decide.

Now on to the best new homes Jacksonville has to offer. Downtown is currently undergoing a revitalization. While single family homes are available they reside in the historic Springfield district. The new projects primarily consist of condominums and are starting to pop up more frequently. Deciding what to choose from in the downtown area would make talking to a real estate agent a wise decision and would make life considerably easier.

Jacksonville’s Northside currently has over 15 new home development sites under way, you can find new homes priced from the low 100’s up to the 350’s price range in more exclusive areas. Once again a Jacksonville real estate agent can provide you representation as a new home buyer.

Moving eastward towards the ocean there are at least fourteen new home development sites in the works. Prices hover in the 200’s on the low side and go as high as a million plus on the upper end. This area includes the Southside and intercoastal area which is developing some 21 different condominium and town home complexes. These really run the gamut in price starting in the 70’s and pushing the 900’s mark along the ocean.

To round things out with what’s possible in new homes, Jacksonville’s Westside which includes Orange Park, and Fleming Island provide plenty in the way of new single family homes. With approximately twenty new home site developments going on at any given time lots of options are available. Prices start in the 100’s and top out in the 300’s range.

This is obviously a broad overview of the amount of new homes, Jacksonville developers have to offer. In order to truly search for the best home that fits your needs a Jacksonville real estate agent should be someone to consider.

Keep in mind that one area that was not mentioned is St Johns County. It is one of the hottest areas in the Jacksonville market. It is quickly becoming in high demand because of its well documented commitment to the high quality schools. Among the stand outs in the area are Ponte Vedra Beach, World Golf Village and soon Nocatee.

Exceptional December Snowfalls in the Northern Alps

Thursday, January 15th, 2009

Global warming and the credit crunch, these dual threats have saved the French Alps, leastwise for this Christmas. However it may have been so altogether contrary. Ahead of Christmas towns in the Meribel region were isolated as snow came down. Motorway routes such as the important Col du Val-d Isere were cut. There was no power or phone lines, locals were evacuated to temporary accommodation, it looked as if it were a double of 1996.

It seems that all promotion is good promotion. Espace Killy appeared nightly on French news bulletins. Immediately power was fixed inquiries started to come in, pulled in by the excellent skiing conditions.

Verchaix and nearby Blanc Chamonix claim virtually 5.5 feet snow on the top slopes at 2500 meters alt. and 2.2 meters at the base of the resorts. Currently the best in the Alps. Les Arcs states there is three metres at the top of the resort. Unluckily snow drifts have damaged a support of the ski lift that goes up to the domain. It will be broken till the middle of Jan.

Elsewhere in the S. Alps inquiries have increased 20% in Chastreix-Sancy, Les Arcs and Val Thorens. Meribel has 99.1% tenancy and distributed a record number of ski passes on Wednesday. This is welcoming news for big skiing firms.

The Ideal Golfing Trip

Wednesday, January 14th, 2009

What is the ideal golfing trip?

For some golfers the ideal outing would be going to a major course and getting to play on it, knowing professional golfers had played over this same course.

What golfer would not want to play the course where the Master’s or U.S. Open is held?

Most would almost kill (figuratively speaking) for the chance.

These are courses where legends have played – players such as Arnold Palmer and Tiger Woods. (Yes, Woods can be considered a legend of golf based simply on the fact he has won so many tournaments at such a young age.)

For others, though, the ideal golfing is not so much where they play as to the weather conditions. Some golfers prefer a day with mild temperatures and a light breeze to help keep them cool, while others want a challenge and will go to the extremes weather-wise.

There are those who will play when the temperature hits triple digits, or drops well below freezing, just to see how well they play under these circumstances.

And, there are golfers who will play in the snow and at night. Specially designed golf balls have been created for these golfers.

The night players can chase their glow-in-the-dark golf balls all over the course, but need to take a flashlight to prevent running into a tree or some other hazard on the course. For those who play in the snow, fluorescent golf balls were created. These brightly colored balls are easy to see against the snow-covered course.

Either way, golfing in the extreme is a challenge, and not one for the faint of heart, or the poor of play. For golfers who play in extreme heat, they need to remember to bring plenty of water to drink and leave all alcoholic beverages alone.

Those who play in the cold should have something warm to drink in a thermos to help keep their body temperature up, even if they are walking the course. But, these people tender to consider this to be ideal golf outings.

For most golfers, though, the ideal golf outing is simply the chance to go to their favorite course with a few friends and chase golf balls all over the pasture, just having a good time and not taking the game too seriously.

This is the most prevalent type of golfer, and these players can usually be found playing in couples and foursomes. They will chide one another on a bad shot, while complimenting one another on good shots and putts. The final score rarely matters (unless they tend to be serious golfers), as they are on the links to have a good time and get away from the stresses of every day life.

Oddly enough, there are golfers who prefer to play the game by themselves. The solo golfer will most likely walk the course, getting to know the feel of every tee box, fairway and green with his or her feet.

Whether you’re looking to travel to new courses every chance you get, to find extreme challenges, hoping to improve your game, or just enjoy the drive, the putt and the satisfaction of a completed round of golf, it’s up to you to define your ideal golfing experience. All that’s left after that is to go out and make it happen.

Wooden kayaks

Wednesday, January 14th, 2009

Save money and look into building your own wooden kayaks.

There are two major types of wooden kayaks: those you buy, and those you make for yourself. A lot of people have found that they enjoy the time spent working on their own wooden kayak. If you’re one of those people, then you should definitely check online for how-to guides and other information about how to build your own kayak. If you’re worried that you won’t be able to find accurate information online, then you can check for books that have been written on the subject.

There are a few things that you should consider about a home made kayak, as well. In fact, if you have the time to build your own kayak, then there are plenty of great reasons to do so.

The first reason is simply the cost. If you’ve been shopping around for high quality kayaks, you’ll know that most of them are very expensive, especially if they are made out of fiberglass instead of just plastic. By building your own kayak, you’ll be able to make the one that you want – and you’ll only have to pay for the wood you use while you’re building it.

One disadvantage of wooden kayaks is that they require a lot of maintenance. This is definitely a problem if you do not have a lot of extra time on your hands – but if you have time to build a kayak to start with, then you’ll probably have enough time to do all the major up-keep on it as well. There are also even some hidden advantages to all the maintenance that you have to do – since you’ll be able to do all the maintenance yourself, and wooden kayaks can often be maintained just like new while other types of kayaks will show wear and tear relatively early on.

While all of the kayak materials are pretty sturdy, you should also note that wooden kayaks (when made properly) are almost as sturdy as the other types of kayaks. What this means is that you’ll be able to take your wooden kayak almost anywhere you’d like to go.

One thing you should keep in mind, however, is that most of the instructions you’ll find on how to build wooden kayaks are meant to be recreational or touring kayaks. Even though wooden kayaks are fairly sturdy, you’ll probably not want to take one on a whitewater racing course.

2005 Tight End Analysis

Tuesday, January 13th, 2009

By – Dave Pierman

Drafting tight ends used to be pretty simple. When it came to tight ends, you either got Tony Gonzalez or you just picked anybody, it didn’t matter after Gonzalez got drafted. Those days are long gone. Now there are at least 5 – 7 great tight ends. Let’s take a look at this year’s tight end class.

Tier 1

Tier 1 is really divided between 1a and 1b. In 1a there are the kings of tight ends: Kansas City’s Tony Gonzalez and San Diego’s Antonio Gates. We predict another outstanding season for both of them. Which is better? Hard to answer because both are so good, but we like the upside with Gates. Antonio is still learning the position and QB Drew Breese should look to him often in 2004 to build on his success from last season.

Jason Witten and Todd Heap reside in 1b. Witten is arguably Dallas’ best receiver and he should see plenty of red zone attempts. Heap has been battling injuries but he should be ready to go for the opener. Baltimore has shown a desire to throw the ball more and with the additions of Derrick Mason and Mark Clayton defenses won’t be able to focus on Heap. Don’t be putt off by Heap’s numbers in 2004, since he missed most of the year due to an ankle injury.

Tier 2

Indianapolis’ Dallas Clark will be the feature tight end on the most powerful offense in the NFL. Clark should have a great year if he can stay healthy. The departure of Marcus Pollard to Detroit should do nothing but increase the production you get out of Clark. Atlanta’s Alge Crumpler not only has one of the strangest names in football but he also one of the best tight ends in the game. Crumpler will benefit from the maturation of Vick and WR Michael Jenkins. Crumpler remains a solid top pick and is a gifted pass catching TE.

Miami’s Randy McMichael looked to be a solid pick until his run in with the law. Somebody needs to get this guy to get along with his wife; fantasy football teams are depending on him! It’s hard to tell what his value is until we know if he will be suspended. As it stands right now, McMichael is a solid tier 2 player. If he is suspended any more than 2 games than he should be downgraded to a tier 3.

If Eric Johnson can’t get any help from the San Francisco offense, then it could be a long year for Johnson. Johnson has talent but he can’t do it by himself. There are also talk of the Niners shifting to a more run oriented offense, so that could hurt the value of Johnson. We are high on Minnesota’s Jermaine Wiggins this year. Yes, we know that Jim Kleinsasser is coming back from injury, but we feel that he will be used mostly for blocking which should give Wiggins plenty of opportunities to grab some passes that would have gone to Randy Moss last year.

If New York’s Jeremy Shockey can get his head on straight, he would be ranked much higher. He has all the talent in the world, but injuries and sometimes a lack of concentration hold him back. The quarterback situation should be more stable this year with Eli Manning heading into his second season so there will be opportunities for him. There is also some talk of the Giants making Shockey a bigger part of their offense. The question is whether he can stay healthy and take advantage of this.

It’s nice to feel wanted and Denver’s Jeb Putzier was feeling very wanted this winter. The Jets made Putzier an offer with a nice fat raise and Denver matched it. If Denver didn’t feel confident of Putzier’s abilities they would have let him go. All of this bodes well for a productive season for Jeb. He only had 2 TDs last year but we expect that to increase.

Tier 3

I personally had both Philly’s L J Smith and the Patriots’ Daniel Graham at some point on my fantasy roster last year and to be honest with you, I wasn’t that impressed with either of them (it helped that I also had Tony G!!). An average game for them, and also for most in this tier, is 4 catches for 40-50 yards. Smith and Graham are two of the more dependable players in this tier, but if you are looking to take a flyer or two, consider Doug Jolley or Teyo Johnson. The Jets traded for Jolley not to block but to use his 6′ 4″ frame over the middle catching passes. Of course there are many negatives that could dampen any breakout year. For example, is Pennington fully recovered from his injury? Also, traditionally the Jets haven’t utilized the tight end position very well, will that change? Many people will be watching Doug Jolley and he is a hot name when talking sleepers. Make sure you don’t reach for him. A guy flying way under the radar is Oakland’s Teyo Johnson. Nobody is talking about him. We are. If Johnson can get his emotions under check and if he can hold off competition in the form of Courtney Anderson, then he can have a surprising year. Defenses will have their hands tied up in defending Randy Moss and Jerry Porter. The potential is there for Johnson to haul in plenty of 10 – 15 yard passes. You should be able to get Johnson pretty late in the draft.

Another guy you can’t forget about in this tier is Packer Bubba Franks. Franks is mired in a contract dispute at the moment and has yet to report to camp. He should be able to get the contract worked out before the season starts and yet again be a favorite goal-line target of Brett Favre.

Tier 4

Tier four begins with a rookie, Pittsburgh’s Heath Miller. We have him in tier 4 because this year will be more of a learning experience. For those of you in dynasty leagues his value is much higher. You will see his production increase in the second half of the year so if you can draft him as a backup and have him sit on your bench for awhile you may be rewarded during the playoff stretch.

The player to watch in this group is the Titans’ Ben Troupe. He has tremendous upside. The reason he is ranked this low is he hurt his foot in May that required surgery to repair it. If all goes well, he will be ready to go by opening day. The second reason for his ranking is that he faces competition from teammate Erron Kinney. Kinney will produce better stats in the beginning of the season but Troupe will be the overall better fantasy performer.

Marcus Pollard has moved on from Indianapolis to Detroit. We don’t see his fantasy contribution being as great as it would have been if he would have stuck around in Indy. Plus, he will have to compete for catches with the Lions young and talent receiving corps.

Washington’s Chris Cooley is another player that has the potential to produce much better than his ranking. The reason for the ranking is simply that these players haven’t done it yet. Cooley has potential and he is in an offense that allows for production from a tight end. He now needs to go out and do it.

Tier 5, 6

There isn’t much to get excited about in the last two tiers. One player that is worthy of consideration is Kansas City’s backup Kris Wilson. Kris sat out last year with a broken leg so he’s probably been long forgotten about in most fantasy circles, but not at HuddleGeeks.com! He has great pass catching skills and he is the backup to Tony Gonzalez. While Kris won’t get many opportunities with Tony around, he will learn plenty and he is only one play away from starting on a high-octane offense that features the tight end.

The tight end position in Cleveland will be split between Steve Heiden and Aaron Shea since Kellen ‘Hot Wheels’ Winslow will be out for the season. Both players have adequate talent, but splitting time really hurts their value and drops them down to tier 5 and 6 respectively.

You could have a real sleeper in Tampa Bay rookie Alex Smith, but it’s tough for a rookie to come in and make a big fantasy impact especially since he would have to beat our recently acquired Anthony Becht for the starting spot. Take a flier on Smith in keeper leagues, but he won’t have much value in 2005.

There you have it. The tight end spot is no longer an after-thought. Drafting the correct tight end can make the difference in making the playoffs or spending another year wondering what went wrong.

What to Expect From Your First Ironman Marathon

Saturday, January 10th, 2009

As you start out on the ironman-marathon you will most likely experience several different emotions.

I used to find it very difficult at times to convince myself to leave the run-transition area. After a long hard bike it often feels that finishing the marathon distance would be next to impossible. It is at this point in the race that your determination and reslove may truly be tested. This is where the term “Ironman” begins to have meaning.

Remember that you are not alone in feeling this. There are hundreds of first time Ironman hopefuls dealing with the same emotions. Its a real plus if you had an intelligent swim and bike and conserved some energy for this point in the race.

One thing I learned over the years is how much our bodies can withstand and just how much we are capable of if we dare to try. Often our spirit is conquered long before our physical energy is used up.

A good example is my last Ironman. At almost exactly the half-way point in the bike I had a bad crash. I lost focus for just a few seconds and slipped off the shoulder of the road. When I tried to recover the bike went over and I hit the road very hard. The last half of the bike was fairly difficult. As I sat in the run-transition tent my shoulder was extremely sore and it was only from my experience that I knew my body could withstand quite a lot if I gave it a chance.

I was at the stage in my career where I felt that this particular Ironman could well be my last and dropping out of the race was not really an option I wanted to consider.

The marathon took me 5 hours and 5 minutes. The Ironman took me 14 hours and 15 minutes. I found out later that I had a separated shoulder. I sort of had a feeling that was the case but then I reasoned that I wouldn’t be running on my hands.

I’m telling you this story because when you get at this point in the race you just have to realilze that no matter how sore and tired you feel, the ability your body has to recover will amaze you if you give it a chance.

As soon as you cross that start mat and your timer beeps, do your best to run. At first your stride will be very short and unnatural, but as your legs adjust to the demands of running you will begin to feel and run better. Run for as long as you can without stopping. You want to get some kilometers behind you. When and if you just ‘have’ to walk try and walk the aid stations and run in between as much as you can. When you do walk try and walk at a fast pace.

Be very careful at the aid stations when it comes to choosing your food and drink. The urge is to try a little of everything in search of the secret that will make you feel less sore and tired and possibly boost your energy. Many athletes have gotten sick during the Ironman marathon from making this mistake.

Really try not to mix your food and drink choices. I would suggest avoiding coke and pepsi until the last 6 or 7 miles. Remember that if you do start drinking it, then you should drink it at ‘every’ aid station or else you risk really upsetting your sugar balance.

One year I drank nothing but water at every station and didn’t eat at all. I felt good and didn’t want to mess with it. My ironman-marathon time was 3 hours 34 minutes. So I think that goes to show you don’t necessarily have to fill your body with grapes, bananas, cookies, and whatever else you have to choose from. Just go with what works for you at the time.

Try and make a point of not walking the downhills. I have seen many people do this and I could never understand it. You should take advantage of gravity every chance you get. Just like on the bike. If you plan on walking the uphills then be sure to run the downhills. Do everything you can to get those kilometers behind you without using up too much energy too soon.

Take heart in the fact that there are hundreds of you out there sharing a common goal. To finish the race. It is truly a beautiful thing to see so many put so much effort into reaching their first Ironman finish line.

You may find it helpful to run with someone along the way. Be careful however. They may deviate quite a bit from what you have been doing and throw off your race plan. Sometimes its best to run on your own until you are CERTAIN you are hooking up with the right person.

Its always an uplifting moment when you make the final outward leg and turn for home for the last time. Now each kilometer that passes you feel a lift in your spirits.

In the final 6 or 7 kilometers you will most likely discover that you have an amazing amount of energy left. This happens over and over in the Ironman marathon. For some reason, some sort of physical change takes place and many people have a sustained burst of energy.

You will also be lifted by an increasing number of spectators as you get nearer and nearer to the finish. Soon dozens turn to hundreds and you hear that amazing, welcome sound of the finish line announcer. This is when it will really hit home that you are really going to do it! You are going to be an Ironman!

Be sure to take it all in, because this moment will be etched in your memory forever. No matter how many Ironman races you do, this is one you will never forget.

How To Get Your Golf Technique Right

Friday, January 9th, 2009

There is really no doubt about just how important the correct golf techniques are to playing a consistently good and yet enjoyable game. Actually ever since the inception of this wonderful game of golf, emphasis has always been on getting your golf technique right.

And not without reason. The game of golf is such that without constant attention to detail in golf techniques and without making an effort to always improve on your golf technique when playing, chances of making an impact in this game are really nil. It is also highly unlikely that you will ever enjoy your game.

In fact part of the attraction to the game for many, is the fact that seemingly simple movements contain so much attention to detail and application of the correct golf techniques to execute successfully.

However recent developments have put even more pressure on golfers to apply the correct golf techniques to their games. For example clubs have been made bigger and golfers have also gotten a lot fitter.

The result is that many golfers who have stuck to their golf technique and avoided exercises have suddenly found themselves under considerable pressure, especially as more and more amateur golfers embrace golf specific exercises to improve their game.

How do you compete successfully with a golfer who is in a golf exercise program, when you yourself shun them? They are bound to run rings round you no matter how good your golf technique is.

These are the bare facts, and if you are reading this and have in recent times found that you are enjoying your game less and less, than this is probably the time to consider joining a simple golf exercise program.

Your golf game is guaranteed to improve tremendously with the potent combination of golf specific exercises and the correct golf technique.

Top Golf Tours

Thursday, January 8th, 2009

Presenting championship-level golf courses throughout the world to our readers is not a task taken lightly at LuxéMont. We know that our readers are luxury purists and demand only the best in all pursuits and endeavors

The majority of recommended places are golf facilities, meaning that there are several great, challenging championship golf courses on the premises such as the Carnoustie Hotel, Golf Resort & Spa on the eastern coast of Scotland. The luxury resort’s Championship Course will host the 2007 British Open. It is conveniently located near 200 (Yes, 200!) neighboring golf courses, including the vaulted Old Course at St. Andrews and Kingsbarn. The Greenbrier of Sulphur Springs, West Virginia, is a national landmark with its first course dating back to 1913, while the Broadmoor, which is located in Colorado, Springs, Colorado, hosted the 1998 PGA Cup Matches and has a course with the highest elevation in the U.S. at 6,800 feet.

There are seven participating luxury resorts surrounding Vista Vallerta, which is located in Puerto Vallerta, Mexico. The courses, which were designed by Jack Nicklaus and Tom Weiskopf, feature grassy hillsides, dense forests of palm trees and natural creeks and arroyos. The Barefoot Resort & Golf is located next to the Atlantic Intracoastal Waterway of South Carolina’s North Myrtle Beach. It has four championship-level courses that are highly ranked by Zagat.com. Another great golf complex in South Carolina is the Sea Pines Resort, having recently hosted the PGA’s Verizon Heritage. And for the extremist or purist at heart, there is the rugged Bandon Dunes, which is above the Pacific Ocean along the coastal forest of Bandon, Oregon. Its courses rival those of 15th century Scotland.

The Midwest of the U.S. is represented well by the Treetops Resort. Its five-championship level courses rank among the top three golf facilities of the U.S. A second Midwest recommendation is Destination Kohler of Wisconsin. It has two separate golfing facilities with four championship courses and a luxury resort. No list of great golf facilities is complete without including the site of the 2005 U.S. Open Championship, Pinehurst. However, it is somewhat odd that this legendary site did not even have a golf course on it originally. In 1895 it was a luxury health resort. The landscape architect, Frederick Law Olmsted, also designed the landscape of NYC’s Central Park.

Obviously there are some other courses that also could have made our list, but keeping the list at 10 only required discipline. It also serves as an indicator that more great golf facilities will be conveyed in future reports. All of our recommendations provide luxury accommodations and a wide assortment of amenities. Many of these facilities have more than one luxury hotel on their sprawling resorts. Countless package deals are available for both vacationers and business travelers. A personal golf event or tournament at most facilities can easily be arranged as well as social or business events.

The Luxé 10 Golf Tours is ready to tee-off. Fore!

Golf Equipment Tips – How To Choose A Driver

Thursday, January 8th, 2009

The longest hitting cloud in your bag will usually be your driver, and it is also often the most expensive club as well. Although it’s only one club out of several in your bag, it gets a lot of unnecessary extra attention. Most often its used in long-distance situations such a you might encounter on a par 4 or par 5 hole.

For many golfers, the driver can be one of the most difficult clubs to master. It requires not only power, but also a good deal of control to be able to use it successfully. On long holes it can be your best friend or your worst enemy, depending on how well you control your tee shot. And of course, choosing the right driver for your needs and skill level will go a long way toward helping you have the control you need. So what should you look for when you’re ready to buy a driver?

The answer to that question will usually depend to a great degree on your own skill level at the game. A driver that works extremely well for a beginner will not do the job at all for a more advanced golfer.

But probably the first place to start is with the driver head. For high handicap players, it’s a good idea to have as much sweet spot on the club face as possible. To achieve this, many driver head manufacturers are turning to lighter head materials, such as titanium. Because titanium is so light, the clubhead can be much larger and still have the same weight. That in turn means that the sweet spot will also be larger, enabling beginning players and high handicap golfers to better control their drives. Steel is also used for driver heads, but requires much more control than a titanium head. However, one big advantage of a steel head is that it is usually much less expensive.

The next thing to consider is what kind of loft your driver head should have. Generally speaking, newer and less experienced golfers should try to play a driver that has more than 10 of loft, while those that are more experienced and low handicap players can do well with a driver loft that is under 10.

The driver shaft is an important component of the club, and much of your choice will depend on what kind of swing you have. Usually most beginners do not have a powerful swing, and therefore could benefit from a more flexible shaft. On the other hand golfers that have swings in the 100+ mph area will probably need to purchase a more stiff shaft to give them better control.

There’s a lot of discussion today about what kind of material is used for the golf driver shafts, but generally it boils down to either steel or graphite in most cases. Actually, graphite shafts will usually cost quite a bit more than comparable steel shafts, and for most average golfers steel shafts will do just fine. But if you happen to have an exceptionally slow swing speed perhaps a graphite shaft will help you gain a little more distance.

As you can see, there are several components that go into creating a golf driver, and understanding how those various components work together and the functions they serve can help you select a golf driver that will fit your skill level and the way that you play.
